June was a great month for income because one of my tenants paid July and August rent early. Unfortunately, it was also an expensive month, as I spent more than I made (more about that tomorrow). Here's where it all came from in June:

- I had my best month of the year for mystery shopping income. Of course, much of the income was earned in May. Still, it was a busy month and there were hefty bonuses on many of the shops I completed. For this category I combine my reimbursable expenses as they occur with the income that comes in during the month. Accountants wouldn't like my way but it sure is easy, and over the long run it's 100% accurate.
- Rental income reflects the additional rent one of my tenants prepaid (a $2,300 benefit). All of my properties were occupied in June.
- Other Sources includes $75 for the anthrax medical study (just one visit left though), a rebate for a water heater I purchased and some cash back on my credit cards.
